A rebuilt corridor, with a separate history for each roof

After the May 1999 and May 2003 tornadoes crossed Tinker and the business district along I-40, the city set out to rebuild SE 29th Street, and Town Center Plaza was the result: more than 700,000 square feet of retail on the old Atkinson Plaza ground, finished by 2007, with the Reed Conference Center and the hotels beside it. Sooner Rose followed at SE 15th and Sooner Road, with its theater opening in 2019.

A building's opening date is a useful place to start looking for records, but it does not date the present membrane. Repairs, recovers and full replacements change that history. Gather installation and warranty records, later rooftop alterations and recurring leak locations, then compare them with the existing assembly. Where concealed condition is uncertain, agree on further investigation, which may include moisture testing or authorized test cuts.

A recover or coating needs more than a dry surface. Evaluate moisture extent, support, attachment, material compatibility, drainage and the proposed system's requirements, along with applicable layer and load limits. Price necessary assembly repairs before comparing either option with replacement.

Where an inspection concentrates on a retail roof

On a membrane roof, seams, penetrations and edges are important inspection points alongside the field membrane and drainage. A defect at one of these details may be local, but the condition around it determines whether a local repair is sufficient.

Seams and laps

Open or weak seams can admit water. A roofer uses a method suited to the material to examine the joint and determine whether compatible preparation and repair can restore it.

Drains, scuppers and ponding

Blocked outlets, low spots or changes in the supporting structure can leave standing water. Establish the cause before specifying a drain repair, slope correction or work to the support below.

Curbs and rooftop units

Equipment supports, curbs and penetrations need details compatible with the roof. Later installations can disturb those connections, so compare rooftop changes with leak locations and coordinate roofing and mechanical responsibilities.

Parapets and edge metal

Loose coping, open corners and failed edge attachments deserve attention after wind. Water can travel within an assembly before appearing indoors, so trace the route rather than assuming the stain is directly below the defect.

Working around trading hours and a road project

Plan roof access, delivery routes and work zones with the owner and tenants before scheduling. Loading docks, entrances, rooftop equipment and hotel rooms can impose different constraints. Agree on noisy work periods, any equipment shutdowns, weather protection and how an interruption will be handled; continued occupancy depends on the actual work and safety arrangements.

The city's posted SE 29th Street resurfacing project began June 22, 2026 and is expected to continue through February 2027. Its phases include intersections at Air Depot, Mid America and Marshall, both Town Center Drives, and lane resurfacing. Check current closure notices when planning material deliveries and staging. A changing road schedule is a coordination issue, not a reason to ignore an active leak.

Who is responsible for the roof, the landlord or the tenant?

Review the lease and any applicable ownership or management documents. Maintenance, replacement, rooftop equipment and authority to approve work may be assigned separately. Bring the relevant clauses to the discussion, establish who can authorize access and spending, and resolve unclear obligations with the responsible parties before work is ordered.

Can a membrane from the plaza's first years be coated instead of replaced?

Possibly, but first confirm what system is there now. Coating suitability depends on the membrane's condition and compatibility, adhesion, attachment, drainage and moisture within the assembly. Necessary seam and substrate repairs come before coating. Wet or deteriorated materials require an appropriate removal or repair scope; the extent of that work may make replacement the more practical option. Hail crossed the area in 2024. Is a roof claim worth filing?

The September 24, 2024 reports put two-and-a-half-inch hail near I-240 and Sooner Road and two-inch hail in Del City. Those reports do not prove damage at your building. An inspection can document membrane and flashing damage and help define roofing work. For a possible claim, contact your insurer about reporting duties and consider the evidence, coverage, settlement terms and deductible together.
